What to do in the next 24–72 hours
- Get the sale details in writing: date, time, location, trustee/auction info, and the name of the “beneficiary” being claimed.
- Pull your foreclosure file: complaint/petition (judicial states) or notice/appointment/substitution/trustee docs (non-judicial states).
- Identify the claimed creditor: who is the “owner” and who is the “servicer”? If they won’t say, that’s a red flag.
- Demand the proof: chain of title, authority, payment history, boarding records, and the “transaction trail.”
- File the right emergency pleading: the goal is a pause while you force them to produce admissible evidence.

Can I stop a foreclosure sale the day before?
Sometimes yes, but you must move fast and use the correct procedure in your state. The strongest results come from a court order or a bankruptcy stay—paired with a real evidence strategy. Does a loan modification stop the sale automatically?
